JKIservices Is Online — and Taking Quote Requests

JKIservices now has a proper home online, and the most useful part of it is the quote form.

Previously that meant a phone call, which is fine for anything urgent and genuinely poor for a list of eleven small items nobody wants to read aloud. Now you can send the whole list in one go — with photos, with context, at whatever hour you are actually thinking about it. Requests reach us directly and we respond within one business day.

What we do

Five service lines, deliberately overlapping, because most property work does not respect trade boundaries:

• Small Projects — punch lists, make-ready turnovers, drywall, carpentry, finish work
• Handyman — the running list, recurring maintenance, mounting, seasonal checks
• Mechanical — HVAC service, diagnostics, preventive maintenance, commercial rooftop units
• Electrical — outlets and fixtures, lighting, troubleshooting, circuits and panels
• Plumbing — leaks, fixtures, water heaters, drains

The reason for that spread is coordination cost. A property with five small problems across four trades is not really five problems — it is one scheduling problem wearing a disguise. One contractor covering the overlap turns a three-week relay into a single visit.

Where we work

Plano, Frisco, McKinney, Allen, Richardson, The Colony, and greater Dallas–Fort Worth. Just outside that? Ask anyway — depending on the scope it often still works.

Background

The operating experience behind JKIservices comes out of facilities management and commercial real estate operations rather than pure residential trades. In practice that shapes how we think about a job: uptime, tenant impact, and what a failure actually costs — not just the line item on the invoice.

It is also why we will tell you when something can wait. A contractor whose incentive is the next visit and a contractor whose incentive is your building staying operational give different advice, and the second kind is more useful to own.
