What the chip build-out did to this market

Texas Instruments began production at its Sherman fab in December 2025, on a site representing roughly $40 billion of investment and about 3,000 direct jobs, with Globitech building nearby. Commercial development in Sherman and Denison had been quiet for years before that. It is not quiet now — and the knock-on effects reach ordinary commercial property long before they reach the headlines. Suppliers need space. Staff need somewhere to eat, shop and live. Buildings that sat half-used get leased, and a building that gets leased needs finish-out, a working HVAC system, and a punch list closed out before anyone moves in.

Older downtown stock has its own rules

A lot of the commercial space in Sherman and Denison is not new, and the older buildings behave differently from the newer stock further south. Panels are often full, obsolete, or from manufacturers with known defect histories. Rooftop units get run well past the point where repair is the economical answer. Plumbing has usually been fixed in layers by several different hands, so the visible problem and the actual problem are rarely in the same place. None of that is a reason to avoid these buildings — it is a reason to diagnose before quoting, which is what we do.
